June 2026 Newsletter

On a personal note…

     I don’t know about you, but I’m glad it’s Summer! It means outdoor cooking, kids in the pool, gardening, and travel! After months of dark mornings and evenings, the sun is up longer and everything just seems a little happier. My family started off Summer break with a 2 day trip to Brown County State Park and Nashville, IN. If you’ve never been, it’s such a charming town not far from Bloomington! There are so many shops and restaurants and it’s all within walking distance! It felt like “Liberty Square” at Disney World, with many of the shops being buildings from the late 19th century. In real estate, the concept of a building having “charm” comes up more than you’d think, and Nashville was oozing with it. Speaking of which, we enjoyed the “OoeyGooey Cinnamon Rolls and Café” and “The Daily Grind” where I enjoyed coffee and the girls all had delicious iced cinnamon orange tea. The link below this section  is an article about Nashville if you’re curious. We also enjoyed a beautiful hike at Brown County State Park. This park is known for it’s long views at several vistas and is definitely worth the trip. Many will visit Brown County in the fall to see the changing leaves.

     Our Summer activities begin this June with Lloyd Sharks swim team, The Lilly King Swim clinic,  Valerie playing her flute at a music camp, Vacation Bible School, 4H, and another little trip for more hiking! I’ll be busy as always helping my clients make dreams a reality through finding and purchasing the perfect home for them! I wish all of you a wonderful Summer! Get outside and enjoy the sun.

     In honor of The 250th Anniversary of the United States claiming its independence from England, I’ll suggest a book! A few years back, I read “America: The Last Best Hope” by William Bennett. It’s a great fast history of the United States. Here’s a link to the book on amazon!

Real Estate Market Update

If you own real estate, it’s always good to be aware of what the market is doing in your area! Let’s compare some statistics for the month of May between 2025 and 2026.

     What do I make of this? The price of homes has not dropped. You can see that certain parts of town have held more steady than others, but ultimately prices are up across the board, with Evansville’s north side and Newburgh leading the way. I didn’t include in the data above how many homes were sold from one year to the next because the numbers were nearly identical. The demand for a home hasn’t changed much at the local level.

     What I find very interesting is how long homes are sitting for sale before they go pending. In Evansville, the time between listed and pending has dropped significantly, even on the north side, which saw the greatest increase in price! Meanwhile in Newburgh, the time between listed and pending went from 6 days to 21 days. This 250% increase might reflect that Newburgh has also seen the largest increase in price. It might also reflect a disconnect between what a seller believes they should get for their home and the reality of the market. They sold eventually, but it just took a little longer to find a buyer. 

     In all transactions, a market expert can simplify the process for you. It’s important to have access to the data that will help you know what price your home could potentially sell for. A market analysis from a Realtor can make all the difference when setting expectations. It also matters that when your house goes up for sale there’s a marketing plan in place that will maximize exposure of your home including great staging, photography, social media advertising, good printed materials, and well-timed open houses.
